Building Type: Old Pub conversion
Project Duration: 18 Months
The client’s vision was to preserve and refurbish the original pub building, sensitively updating it while retaining its character, and to construct a new-build extension to the side comprising multiple residential flats. The scheme also required the provision of a dedicated car port to serve the new residential units, ensuring the development met both planning requirements and the practical needs of future residents.
Scope of works
The scope of works was split between two distinct but interconnected elements: the refurbishment of the existing former pub building, and the new build construction of an adjoining block of flats. Refurbishment works to the original building included structural repairs, updated roofing, new windows and doors, and full internal reconfiguration to convert the space in line with the overall scheme design. The new build element involved full groundworks, foundations, structural steelwork, brickwork, and roofing to construct the new block of flats from the ground up, designed to sit sympathetically alongside the retained pub building. Internally, each new flat was fitted out to a high standard, including kitchens, bathrooms, flooring, and decoration, with careful attention paid to ensuring consistency of finish across both the new build and refurbished sections of the scheme. Externally, the project included the construction of a dedicated car port to provide covered parking for residents, along with associated landscaping, boundary treatments, and access routes to complete the external areas of the development.
Delivery
The project was delivered by carefully sequencing works between the refurbishment and new build elements to ensure both could progress efficiently without compromising the structural integrity or safety of either building. Early works focused on establishing groundworks and foundations for the new build flats, allowing structural work to proceed while parallel refurbishment works were carried out to the existing pub building. As the new
build structure progressed through brickwork, roofing, and first fix stages, refurbishment works to the original building were similarly advanced, allowing both elements of the scheme to reach completion in a coordinated manner. The construction of the car port was scheduled towards the later stages of the project, once the main structures were complete, ensuring access and site logistics could be managed effectively throughout the build. Close coordination between the various trades involved, including groundworkers, bricklayers, roofers, and internal fit-out teams, ensured the project was delivered to a consistent standard across both the new and refurbished elements of the development.
Result
The completed development has successfully delivered a scheme that respects the character and history of the original public house while providing much-needed additional residential accommodation through the new build
flats. The refurbished pub building has been sensitively updated, retaining key character features while providing modern, comfortable living or usable space in keeping with the rest of the scheme. The new block of flats offers high- quality residential accommodation, finished to a consistent standard throughout, with the addition of the car port providing valuable, practical parking provision for residents. Together, the two elements of the scheme combine to create a cohesive development that adds both character and additional housing to the site, demonstrating a successful balance between heritage retention and new residential construction.
