Background

Our client approached us with a vision to transform their existing property through a comprehensive extension project, aiming to significantly increase living space while modernising the overall look and feel of their home. Given the scale of the transformation required, and the client’s need to remain living in the property throughout the works, the project was carefully planned as a three-year build split into three distinct phases: a front extension, a side extension, and finally a rear extension. This phased approach was fundamental to the success of the project, allowing works to be carried out in manageable sections while ensuring the home remained fully habitable at every stage.

Scope of works for home extension

The scope of works encompassed the full design and construction of front, side, and rear extensions, each planned and executed as a stand-alone phase before progressing to the next. Structural groundworks, brickwork, roofing, and glazing were carried out for each extension in turn, ensuring the building envelope was completed and weathertight before internal works began. The rear extension phase included the design, manufacture, and installation of a bespoke fitted kitchen, featuring handle-less cabinetry, integrated appliances, and a feature island unit finished with a durable worktop surface. Flooring throughout each new extension was upgraded to complement the overall design, creating a consistent flow between new and existing living spaces as each phase was completed. Externally, composite cladding was installed across all three extensions, chosen for its low-maintenance properties and contemporary finish, along with updated guttering and fascias to unify the roofline across the whole property. Internal decoration, lighting design, and electrical first and second fix works were carried out as part of each phase, ensuring every completed section was fully finished before moving on to the next.

Delivery of home extension with bespoke kitchen

The project was delivered over a three-year period, structured into three carefully sequenced phases to minimise disruption and allow the client to continue living in the property throughout the build. The front extension was completed first, establishing the initial groundworks and structural approach that would be mirrored in later phases. Once complete and fully finished internally and externally, work progressed to the side extension, again following the same structured process of groundworks, structural build, and internal fit-out before moving on to decoration and cladding. The final phase, the rear extension, brought the project to its conclusion and included the bespoke kitchen installation, tying together the design and functionality of the whole ground floor. Throughout all three phases, careful sequencing of trades, including groundworkers, bricklayers, roofers, electricians, plumbers, and joiners, ensured each section was completed to a high standard before work began on the next. This phased methodology required close coordination and planning to ensure that, at every stage, the client’s home remained safe, secure, and liveable, with only the active work zone affected at any given time.

Result of this residential extension build

The completed three-phase extension has delivered a substantial transformation to the property, providing the client with significantly increased living space across the front, side, and rear of the home. The phased approach proved highly successful in balancing the scale of the build with the client’s need to remain in residence throughout, with each completed phase allowing the family to enjoy new space as it was finished rather than waiting three years for a single, all-encompassing handover. The rear extension’s bespoke kitchen has become the true heart of the home, offering both practicality and style. Externally, the consistent use of composite cladding across all three extensions has unified the property’s appearance, giving it a modern, cohesive look despite the extensions being built years apart. The project has added considerable value, living space, and kerb appeal to the property, and stands as a strong example of how a well-planned, phased build can achieve ambitious results without requiring the client to relocate during construction.
